Dream Live Venue Becomes New Flagship For Live Event Production At American Dream Mall

Dream Live Performing Arts Center at the American Dream retail and entertainment complex in East Rutherford, New Jersey, has opened as a new 2,800-capacity performance venue powered by an L-Acoustics L Series loudspeaker system. Designed and integrated by Boulevard Carroll Entertainment Group, the installation positions the three-tiered room as a high-spec destination for concerts, theatrical productions, and corporate events in the New York metro market.

Located a short distance from the Meadowlands Sports Complex, American Dream is the second-largest indoor shopping mall in the United States, already home to major leisure attractions including an indoor waterpark, indoor ski resort, and large-scale theme park. Dream Live adds a dedicated performing arts center to that line-up, occupying a long-unused shell that has been fully rebuilt with contemporary audio, video, and lighting infrastructure.

Venue Investment And Event Capability For Live Production

The build-out of Dream Live represented an approximately $65 million investment to turn a dormant concrete shell into a functioning performing arts center. According to Dream Live general manager Sean Conner, the room has been engineered for both live events and broadcast-oriented production workflows, with extensive IMAG capability built around six RED cinema cameras for live performance capture.

Conner notes that the space is designed to serve a mixed program of top-name touring concerts, theatrical runs, private parties, and corporate events, while remaining suitable for television and live streaming applications. Despite its 2,800-capacity footprint and three-tier layout, the venue was planned to maintain an intimate audience experience across all seating levels.

System Design Partnership Between L-Acoustics And Boulevard Carroll

American Dream management, already familiar with the L-Acoustics brand, approached the manufacturer in late 2025 to create a system concept for the new room. L-Acoustics engaged Boulevard Carroll Entertainment Group, its Certified Provider for the region, to carry out on-site evaluation and detailed system design using L-Acoustics Soundvision modeling software.

Boulevard Carroll chief financial officer Anthony Fischetta, head of audio and lead designer Daryl Moore, president Anthony Cioffi, and project manager Joe Smith visited the unfinished space and collaborated with L-Acoustics on the Soundvision design. The proposal was then presented to the mall ownership and the construction team overseeing the larger American Dream development, with Boulevard Carroll tasked to deliver the integration on an aggressive schedule.

Fischetta describes Dream Live as the first purpose-built event space for the property, with the mall's existing construction contractor responsible for coordination. Despite tight timelines, the integrator completed the installation to align with the venue's opening program.

Acoustic Constraint And Rigging Strategy In Legacy Structure

The Dream Live site had been left unfinished since the mall first opened more than two decades earlier, with basic structural elements but no performance infrastructure. Cioffi recalls the initial condition as bare concrete with exposed rebar, while subsequent investment by new owners expanded and upgraded the envelope to support the performing arts center concept.

However, because the structural work predated the new technical design, Boulevard Carroll had to work almost entirely with existing rigging points and limited options for additional penetrations or cable paths. With no freedom to cut new holes or add hanging points where modeling indicated ideal speaker positions, the team instead routed cabling through balcony and under-balcony zones and adapted the array locations to the legacy structure.

Using repeated Soundvision iterations, Boulevard Carroll and L-Acoustics aligned conduit runs and fly points to bring the final rig into near-perfect correspondence with the modeled design. Some L-Acoustics arrays sit within fractions of an inch from the venue's side walls to meet coverage and trim height targets while staying within the physical constraints of the building.

Main Loudspeaker System Based On L Series Technology

Dream Live is Boulevard Carroll's first permanent installation using L-Acoustics L2 and L2D enclosures, although the company has carried the series in its rental inventory. The main left and right hangs each comprise one L-Acoustics L2 over one L2D, configured to cover the three-tier seating bowl.

Low-frequency energy is supplied by a combination of under-stage and flown subwoofers. Eight L-Acoustics KS21i subwoofers are installed beneath the stage, supplemented by three KS28 subwoofers flown behind each of the main L2/L2D arrays. This hybrid approach delivers substantial low-end power while preserving stage sightlines and floor space.

Balcony Coverage Through A Series And X Series Loudspeaker Network

To maintain consistent tonality and SPL across the depth of the room, Boulevard Carroll combined the L Series mains with a dense grid of L-Acoustics A Series and X Series loudspeakers. Six A10i Focus enclosures provide front-fill along the stage lip to cover audience members in the closest rows.

Over-balcony coverage is achieved with four distributed arrays, each consisting of one A15i Focus over one A15i Wide, with two such arrays deployed per side to reach the far left and right balcony seating. Under the balcony, where the main L2/L2D arrays have limited reach due to the deep overhang, an arc of six A15i Wide cabinets is mounted just beneath the balcony front edge.

Further back under the balcony, a second ring of twelve 8Xi coaxial loudspeakers is installed on the ceiling to maintain clarity and level for the rear under-balcony positions. Moore notes that this two-layered under-balcony system is critical because of the balcony's depth and the need to fully blanket all audience areas with intelligible, tonally matched audio.

Amplified Controller Infrastructure And Ancillary Audio Package

L-Acoustics LA7.16i amplified controllers drive the main L Series arrays as well as the over-balcony and under-balcony A Series and X Series zones, taking advantage of the multi-channel platform to manage the large number of discreetly addressed cabinets. LA12X units power the front-fills and subwoofers.

Beyond the L-Acoustics loudspeaker and amplification platform, Boulevard Carroll supplied a complete audio control and monitoring package. This includes two Yamaha DM7 digital mixing consoles with Rio stageboxes for flexible input and output routing, Shure Axient wireless microphone systems, Shure PSM 1000 in-ear monitoring, and ClearCom antenna distribution to support communication and coordination for productions.

Room Treatment And System Tuning For Live Event Performance

Dream Live's construction team invested significant effort in acoustic treatment to manage reflections and reverberation in the relatively shallow space. Initial site visits suggested that the concrete envelope and short depth could generate problematic reflections from the rear wall, but the final fit-out incorporates decorative wood slats with Homasote paneling and additional treatment behind finishes to control those issues.

L-Acoustics tuning specialist Sully Sullivan commissioned and optimized the system on site, refining tonal balance and time alignment across the multiple loudspeaker zones. The combination of architectural treatment and detailed tuning has delivered a room response that exceeded early expectations based on the original shell condition.

Market Positioning And Early Event Program For Dream Live

Dream Live held a soft opening in March, followed by an official launch anchored by a 10-date run of Dog Man: The Musical. Subsequent events have included performances by British pop-punk band As It Is, country artist Scotty McCreery, and a New Jersey Hall of Fame induction ceremony.

Management has programmed a full fall lineup, with additional shows scheduled following the installation and commissioning phase. Conner, who previously spent two decades with Live Nation in the New York market, characterizes Dream Live as competitive with the region's leading venues in terms of audio quality and production standards.

Implication For Future Venue Design In Live Event Sector

Cioffi views the Dream Live project as indicative of a broader shift in how new performance venues approach PA design. Rather than simply fitting a loudspeaker system into an available volume, the expectation is that the system will actively shape and elevate the audience experience, transforming the room into an optimized listening environment.

With L-Acoustics positioned at the center of that approach and Boulevard Carroll providing regional design and integration expertise, Dream Live serves as a case study for mall-based and mixed-use developments seeking to add full-scale performing arts centers to their property portfolios. For touring productions, corporate event planners, and promoters, the venue offers a turnkey, high-spec option within a larger entertainment destination.
